A buyer taps your project ad, stares at a blank screen for a few seconds, then hits back. You still pay for that click, but you get no lead. This happens every day on slow real estate websites, and owners rarely notice because they only open the site on a fast office connection.
Why speed matters so much in real estate
- Most visitors arrive on their phones, usually from Facebook, Zalo or Google ads, on mobile networks that are not always strong.
- Real estate sites are image-heavy: renders, floor plans, amenities and site photos. Unoptimised images are the biggest weight on the page.
- Google uses page experience as a ranking factor. A slow page has a harder time ranking than a fast one with similar content.
- Ad spend is wasted: every visitor who leaves before the page appears is a paid click with nothing to show for it.
Common causes
- Images uploaded at full size straight from the camera or the design agency, several MB each.
- Autoplaying background video at the top of the page.
- Too many plugins, tracking scripts and chat widgets, each adding a little more to load.
- Bloated off-the-shelf themes packed with features the site never uses.
- Weak hosting, or servers located far from your buyers.
A quick way to test
Use Google's free PageSpeed Insights tool, paste your page URL and look at the Mobile tab. Test both the home page and the project pages you are advertising. Also open the site on your own phone over 4G rather than wifi to see exactly what buyers see.
How to improve it
- Compress images and use modern formats such as WebP or AVIF, sized to how they are displayed. This is usually the single biggest win.
- Lazy-load images so pictures further down the page only load when the visitor scrolls to them.
- Replace background video with an image, or only play video when the visitor taps.
- Remove unused plugins and scripts, and manage tracking codes through a single tag manager.
- Use a CDN so content is served from a server close to the visitor.
- Choose the right technology: static or pre-rendered sites are usually much faster than pages rebuilt on every visit.
Speed is something you maintain
Every new project, new photo gallery or extra tool can slow the site down again. Check regularly, especially before launching a big ad campaign.
Websites built by VLand are pre-rendered as static pages, with images optimised automatically and served through a global CDN, so they load fast even on mobile networks. Get in touch with VLand if your current website feels slow.
