SEO for real estate websites: where to start
In this article

Ads bring in leads quickly, but when the budget stops, so do the leads. SEO works the other way round: results take longer, but once a page ranks on Google, buyers keep finding it without you paying for every click. For real estate businesses, SEO is worth investing in alongside paid ads.

This article covers what to do first.

Home buyers rarely type something as broad as "real estate". They search for specifics:

  • Project names: "[project name] prices", "is [project name] a good investment".
  • Area and property type: "2-bedroom apartment in Bac Tu Liem", "land plots in Dong Anh".
  • Needs: "buying a home with a mortgage", "how to transfer a land title".

These longer, specific keywords get fewer searches, but the people typing them are close to a decision. They are the group a new website should target first.

One topic per page

Each project, area and property type should have its own page with its own title and description. Do not put every project on one long page, because Google will not know which keyword that page should rank for.

A few small but important technical details:

  • The title tag contains the main keyword and is around 50 to 60 characters long.
  • URLs are short and readable, for example /2-bedroom-apartments-bac-tu-liem.
  • Images have alt text that describes them, not file names like IMG_2034.jpg.
  • There is a sitemap, and it has been submitted to Google Search Console.

Speed and the mobile experience

Most people search for homes on their phones, and Google evaluates pages based on their mobile version. A site with heavy images that loads slowly or breaks on small screens will struggle to rank, even with good content.

Check your pages with Google's PageSpeed Insights and fix the items flagged in red first.

Content that answers buyers' questions

A project page with a few lines of introduction and some renders is hard to rank. Content should cover what buyers actually worry about: legal status, construction progress, prices by unit type, comparisons with nearby projects and the extra costs at handover.

Beyond project pages, a blog with useful articles (buying tips, mortgage procedures, area analysis) gives your site more ways to be found and builds trust in your brand.

Common mistakes

  • Copying content from the developer's site or competitors. Google favours the original, so copies have little chance of ranking.
  • Keyword stuffing. Writing naturally for readers works better.
  • Changing URLs when rebuilding a site without setting up redirects, which throws away the rankings you already had.
  • Ignoring Google Business Profile. For a sales office, it is the cheapest way to appear on Google Maps.

How long does it take?

For a new site and low-competition keywords, it usually takes a few months to see a clear rise in traffic. Highly competitive keywords, such as the names of large projects, take longer. SEO is ongoing work, not a one-off task.
